Luxembourg’s real estate landscape reaches a new milestone with the official launch of UNICITY—a landmark mixed-use development that fuses heritage with innovation, and luxury with inclusivity.
Rising on rue de Hollerich, just minutes from the central station, UNICITY is more than an architectural statement; it is a long-term investment in the future of Luxembourg City.
Positioned at the gateway to the Gare district, UNICITY reflects a bold strategy to transform one of Luxembourg’s most stigmatized areas into a vibrant, connected, and desirable destination. “By opening its plaza to the public and setting a new benchmark for prestige and safety, UNICITY aims to contribute to the ongoing transformation of the Gare district into a thriving urban hub,” said Yannick Rouyre Quevedo, Development Director at Thomas & Piron.
Developed in partnership by Thomas & Piron and IKO Real Estate, the project embodies the power of collaboration in navigating complex redevelopment. What began in 2017 as a challenging negotiation with multiple stakeholders has matured into one of the most refined urban projects the Grand Duchy has seen. “UNICITY proves that when developers, residents, and politicians work together, we can deliver something extraordinary,” Quevedo added.
A New District, Preserving Heritage
Strategically located at the edge of the Gare and the soon-to-emerge Nei Hollerich—a 21-hectare redevelopment set to deliver over 400,000 m² of housing, offices, and services—UNICITY is positioned at the heart of Luxembourg’s next urban growth engine. Its privileged location offers immediate access to rail, tram, and the vibrancy of the capital, underscoring the project’s long-term attractiveness for both residents and investors.
“We wanted UNICITY to be open, not hidden behind walls. It stands as a gateway between the historic Gare and the new New Hollerich, a symbol of trust in the future of this area,” said Nadia Djenadi, Office & Retail Commercial Director at IKO Real Estate.
The project preserves the 1935 art deco façade, with its elegant white glazed bricks, while introducing a striking golden office tower behind it. Together, they form a dialogue between timeless craftsmanship and contemporary prestige.
Every detail has been designed to evoke refinement, from the golden accents that harmonize across both buildings to the carefully selected materials and finishes inside. Private terraces, a monumental atrium crowned by a glass canopy, and an auditorium with 149 seats underscore the project’s ambition to offer more than space, it offers an experience. “When visitors step inside, they are even more impressed than from the outside, it’s about creating an environment where people feel inspired, whether they live, work, or simply pass through,” said Djenadi.
Luxury as a Way of Living
UNICITY is a mixed use concept, combining premium AAA-certified residences, state of the art offices already 70% leased to leading tenants, and four retail units that enliven the ground floor and plaza. At its heart lies a welcoming avenue, an open public square designed for encounters, coffee breaks, and community life.
“UNICITY is the mix of functions that ensures activity throughout the day, creating both vibrancy and a sense of belonging,” said Djenadi. This philosophy positions the project as more than a development, it is a cosmopolitan lifestyle hub, reflecting Luxembourg’s growing role as a center for international business and refined living.
Honoring the Industrial Soul of Hollerich
Hollerich’s identity as an industrial hub has not been erased but celebrated. By integrating red brick façades and industrial references into a contemporary vision, UNICITY preserves the soul of the district while raising the standard for urban renewal in Luxembourg. “This project has faced challenges, but today it stands as a sign of trust in the future of New Hollerich. We hope UNICITY will convince people to believe in the district and its transformation,” said Amélia Bur, Brand Manager at IKO Real Estate.
UNICITY is also a flagship for sustainability and innovation. From triple glazed windows designed to maximize natural light, to smart ready systems that allow tenants to monitor energy usage, every feature has been chosen with environmental responsibility in mind.
The project is pursuing both BREEAM and WELL building certifications, ensuring not only efficiency but also well being. Large staircases, terraces, and natural materials encourage healthier ways of working and living, proof that luxury today means sustainability and care for people.
A Model for Future Developments
UNICITY shows that heritage and luxury are not opposites, they are complementary. “UNICITY keeps the soul of the place while introducing innovation. It is proof that the private sector, working hand in hand with the community, can create something truly inspiring,” said Quevedo.
More than a real estate project, for Luxembourg UNICITY represents a bold step toward redefining urban living, one where prestige, sustainability, and heritage converge in harmony.
